Pinellas County continues to see a rise in year over year sale prices and months supply of inventory. The Average Sale Price for Single Family Homes rose 7.8% from $303,016 in December 2017 to $326,789 in December 2018. The Average Sale Price for Townhome/Condo was $304,056 in December 2018, up 26.4% from $240,497 in December 2017. The Months Supply of Inventory for Single Family Homes increased 20.0% year-over-year, with a 3.0 Month Supply this December, as compared to a 2.5 Month Supply in December 2017. The Months
Supply of Inventory for Townhome/Condo rose 22.2% at 3.3 months in December 2018 from 2.7 months in December 2017.

The Median Sale Price for Single Family Homes was up by 4.2% from last year, at $249,900 for December 2018 versus $239,900 for December 2017. Dollar Volume for Single Family Homes saw a 1.4% decrease from $344.5 million in December 2017 to $339.5 million in 2018. The Median Time to Contract for Single Family Homes was 27 days in December 2018 and 28 days last December. The Median Time to Sale for Single Family Homes was 63 days this December, down 4.5% from 66 days last December. New Listings for Single Family for December 2018 were 902, down 3.5% from December 2017 at 935. The Active Listings for Single Family Homes rose 14.8% from 2,890 in December 2017 to 3,319 in December 2018. Closed Sales for Single Family were down 8.6%, with 1,039 in December 2018 versus 1,137 in December 2017. Paid in Cash sales for Single Family decreased 6.3%, from 304 in December 2017 to 285 in December 2018.

The Median Sale Price for Townhomes/Condos was $185,000 for December 2018, up 14.2% from $162,000 in December 2017. Dollar Volume for Townhome/Condo increased 16.4% year-over-year, with $181.3 million in December 2017 compared to $211.0 million in December 2018. The Median Time to Contract for Townhome/Condo market was 19 days in December 2018, down 32.1% from 28 days December 2017. The Median Time to Sale for Townhome/Condo market was 55 days in December 2018 and 63 days in December 2017, down 12.7%. New Listings for Townhome/Condos for December 2018 were at 816, up 26.3% from 646 in
December 2017. Active Listings for Townhomes/Condos were up 20.5% from 2,080 in December 2017 to 2,506 in December 2018. Closed Sales for the Townhome/Condo segment decreased 8.0% year over year, at 754 in December 2017 versus 694 in December 2018. Paid in Cash sales for Townhome/Condo remained the same at 398 in December 2017 and 398 December 2018.
